Questions to ask when viewing a property

 

So you’ve seen a house online that you like. Your excitement is building at the thought of it becoming your new home. But slow down! First, you need to view it in person. This is your chance to take a closer look at the property, ask as many questions as possible, and assess whether it is the home for you. Although this may seem straightforward, many people leave the property as unsure as when they arrived. So let’s take a look at some of the questions you should be asking. Some of these questions are better suited for the seller (if you get the chance to meet the seller), whilst some will need answering by the estate agent.

How long has the property been on the market?

This is one of the most important questions you can ask. It will give you an idea of how sought-after the property is and, if it’s been on the market for a while, will also put you in a good negotiating position should you decide to make an offer.

Why are they selling?

You will often receive a common answer to this question. Depending on the property, you will often be told that the sellers are upsizing or downsizing, are moving for job reasons, family reasons or just looking for a change of scenery in a different part of the country. Some reasons could mean that the current owner is desperate to sell, again putting you in a strong negotiating position.

Have they had much interest/offers so far?

Although an estate agent won’t be able to tell you an exact figure for any offers that have been made, they will usually tell you if any offers have been made. If the property has had many viewings but no offers, then you will want to find out why.

Has there been any major work on the property?

This is an essential question if you’re not planning on having a structural survey of the property. It will also make you aware of any problems the current owners have faced with the property. Also ask about maintenance work that has been done and when it was done. For example, when was the boiler last replaced/serviced?

Have the sellers found their next property?

If the owners have already found their next property then they will want to sell theirs as soon as possible. However, if they haven’t, then this could add delay to the process, building a chain and adding uncertainty to the process.

What is included in the sale?

Make sure you’re aware of what exactly you’re buying. Things like garden sheds, fitting and fixtures, and appliances may or may not be part of the sale. So understanding what is included can save you from confusion and money later down the line.

Is the property listed?

This question only applies to older properties but is an important question when viewing those properties. Buying a listed home will mean that any extensions or refurbishments you have planned may be limited.
